First of all, if you are new to our neighborhood, we hope that you find our neighborhood to be as glorious and peaceful as the current and past residents have found it to be. We are looking forward to meeting you. Below is information about the neighborhood.

Helpful Information for Residents

Below are some general features that we thought you’d like to know about as you settle in.

  • New Hope Springs is a 69-property subdivision located off Davis Rd. in Orange County, North Carolina, just 5 miles from the county seat of Hillsborough, NC.
  • Most properties are 1.0 -3.0 acres in land area.
  • The neighborhood is close to both I-40 and I-85 on-ramps and exits, but traffic noise from them is rare.
  • A regional arm of UNC Hospitals is just three miles away on Old NC 86.
  • Orange County Schools bus routes run through the neighborhood. New Hope Elementary, A.L. Stanback Middle, and Cedar Ridge High are our neighborhood schools. You may reach the Orange County Board of Education office at (919) 732-8126 for any information that you need about the school district.
  • Orange Grove Fire Department serves our neighborhood and is located about five miles south on Orange Grove Road. Their nonemergency phone number is (919) 967-5858.
  • Orange County Sheriff’s Department is located at 106 East Margaret Lane in downtown Hillsborough. Their nonemergency phone number (919) 245-2900.
  • Other county offices are at 300 W. Tryon St; their phone number is (919) 732-8181.
  • Piedmont Electric supplies electric service. All service is underground throughout the neighborhood.
  • Natural gas (propane) is supplied to homes from a variety of local vendors. Your real estate agent will know of the suppliers.
  • Telephone and internet services are supplied by cable companies Century Link and Spectrum. There are also dish services available.
  • Orange County provides free curbside recycling every two weeks.
  • Weekly trash pickup can be privately contracted with Waste Industries or Republic Services. However, free waste drop-off is available at the Orange County Waste and Recycling Center approximately 4 miles from the neighborhood.
  • Owners are responsible for maintenance on wells, septic systems, propane service, landscaping, mowing, tree service, etc.
  • Owners are expected to keep their homes in good repair and appearance per the community covenants.
  • Any external changes to the home or substantial changes to the landscape require a plan submission to the Architectural Review Committee and its approval of requested change. Steps to take are outlined in the ARC form that is downloadable from the NHS website.
  • Annual Dues of $175 per home are due at the beginning of each calendar year. This funds the ongoing maintenance of the HOA’s common areas and provides for an HOA emergency fund. An invoice is mailed to each homeowner in January.
  • All residents are encouraged to cooperate with their neighbors and maintain good communications. Any conflicts that arise between neighbors should be settled between them in a peaceful and constructive manner. Excessive noise, noisy animals, and similar complaints should be handled by the Sheriff’s Department if they cannot be resolved by the neighbors themselves. The Board enforces the covenants and does not adjudicate personal matters among residents. Communication between neighbors is key to a happy and healthy community. Let’s all work to that goal.
  • Owners are encouraged to attend the annual NHS Homeowner’s Meeting that is held each year in the Fall. Board positions are voluntary and members serve three-year terms. All community homeowners are encouraged to participate in serving on the Board, and nominations are taken at the annual meeting for a mailed ballot that is submitted shortly after the annual meeting.

Development map information can be found at the office of the Register of Deeds, and an online layout of the development can be found using the Orange County’s GIS map system. The Planning Dept. will also assist the homeowner in determining if any external alterations or building additions to their home are allowable by reason of the lot’s impervious surface restrictions or if an inspection permit is required. Both of these steps are necessary for any external alterations and are part of the ARC process. Please refer to the ARC Checklist page, which is a downloadable document.
